Ottawa new home market shows stability, despite a slight yearly slowdown

OTTAWA, ON — New home sales in the Ottawa region this summer are showing home builders the market is steady despite external pressures. In July, 275 new homes were sold in the city — the most units sold in July since the pandemic.

“July’s performance reflects the ongoing strength of the local housing market, despite the earlier challenges we faced in 2025,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “While the federal government continues to explore measures to support housing growth, it’s crucial that we don’t lose momentum. Delays or cancellations of new projects could undermine the progress we’ve made so far.”

After a record-setting June for monthly sales in 2025, sales dipped 26.5 per cent in July

Despite the drop from June, last month marked a five-year high for July sales, and a 9.6 per cent year-over-year increase.

Year-to-date sales for 2025 have reached 2,067 — slightly behind last year’s sales by 1.5 per cent, when 2,098 homes were sold.

 

 

 

WHERE IN OTTAWA DID HOMES SELL IN JULY? 

In July, Ottawa’s south and west ends continued to lead in new home sales. The south end accounted for 40 per cent of sales, while the west end saw 28 per cent. The east end of the city, which experienced a strong performance in June, saw 24 per cent of sales, while the central area made up the remaining 8 per cent.

WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN July?

 

Townhomes remained the most sought-after property type, accounting for 48 per cent of all new home sales in July. Single-family homes followed, making up 35 per cent of sales, while condo townhomes represented 11 per cent and condo apartments 6 per cent.
