May sales rebound from April, but market still lags behind 2024

OTTAWA, ON — Ottawa’s new home market showed signs of recovery in May, with 315 units sold — a 28.6 per cent increase from April. Despite the month-over-month rebound, sales remain down 11.3 per cent compared to May 2024, when 355 homes were sold.

“May saw the highest monthly sales this year, and the sharp increase from April is an encouraging sign,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “Buyers are clearly still active, but higher borrowing costs and ongoing economic uncertainty continue to temper the overall pace of the market.”

Compared to April, 70 more new homes were taken off the market in May.

While last month’s performance represents a positive shift after a slower spring, overall activity remains below May sales in 2023 and 2024.

Meanwhile, year-to-date, 1,418 new homes have sold across the region, a 6.4 per cent drop from the 1,151 sales recorded at the same time last year.

 

 

 

WHERE IN OTTAWA DID HOMES SELL IN MAY? 

The south and west ends of Ottawa were tied as the most active markets, each accounting for 37 per cent of May’s total sales. The east end captured 21 per cent, and Central Ottawa saw 4 per cent.

WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN MAY?

 

Townhomes remained the most popular housing type, representing 44 per cent of May’s sales. Single-family homes followed closely at 40 per cent, a notable increase from 34 per cent a year ago. Condo townhomes accounted for 13 per cent, while condo apartments made up 3 per cent of total sales.
