More Attainable Housing Types Drive August New Home Sales.
September 21, 2026, OTTAWA, ON — Ottawa’s new home market posted another strong month in August, recording 464 sales, up 55.2 per cent from 299 in August 2025. Sales increased 9.7 per cent from July’s 423 homes, while year-to-date sales reached 3,557, a 50.4 per cent increase compared with 2,365 at this point last year.
“August’s sales show that demand for new homes remains strong, but affordability is clearly shaping what buyers choose,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “With townhomes and condominium townhomes making up well over half of sales, buyers are gravitating toward more attainable housing options. Governments need to ensure that the way we fund growth doesn’t add costs that put those homes further out of reach.”
August recorded 464 new home sales, up 9.7 per cent from the 423 sales reported in July.
Year-over-year growth continued in August, with 464 new home sales recorded, up 55.2 per cent from the 299 sales reported in August 2025.
Year-to-date sales reached 3,557 in August, up 50.4 per cent from 2,365 at the same point in 2025.
WHERE IN OTTAWA DID HOMES SELL IN AUGUST?
The west moved into the top spot for new home sales in August, capturing 40 per cent of the market, followed by the south at 36 per cent. The east accounted for 20 per cent of sales, while Central Ottawa represented five per cent.
WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN AUGUST?
Condo townhomes saw a notable increase in August, rising to 19 per cent of new home sales from 8 per cent in July. Townhomes continued to lead the market at 46 per cent, while single-detached homes accounted for 34 per cent and condo apartments made up the remaining one per cent.
