Expanded New Home Tax Relief Fuels Strong April Sales Activity in Ottawa

May 20, 2026, OTTAWA, ON — New home sales in Ottawa saw a significant increase in April, with 744 sales recorded, up 203.7 per cent compared to April 2025, when 245 homes were sold. Sales were also up 164.8 per cent from March, which saw 281 new home sales. Year-to-date sales now stand at 1,558, up 41.3 per cent from last year’s total of 1,103.

 

“This month’s sales activity clearly demonstrates how directly policy decisions can influence housing markets,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “The expansion of sales tax relief to all new home buyers has helped restore confidence in the market and encouraged many buyers who had been waiting on the sidelines to act. It’s proof that meaningful policy reform can directly support housing activity, improve affordability, and help get more homes built.”

Ottawa’s new home market saw a substantial spike, recording 744 sales, up 164.8 per cent from March, when 281 homes were sold.

WHERE IN OTTAWA DID HOMES SELL IN APRIL? 

 

The south end maintained its lead in April, accounting for 41 per cent of new home sales. The west end stayed in second at 37 per cent, with the east end representing 20 per cent. Central Ottawa remained a small share of the market at 3 per cent.

WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN APRIL?

 

In April, single-detached home sales increased by 16 per cent from March and accounted for 46 per cent of sales activity, while townhomes held steady at 50 per cent. The remaining sales were split between condo townhomes and condo apartments.
