Ottawa New Home Sales Remain Under Pressure to Start the Year

OTTAWA, ON — New home sales in Ottawa started the year under continued pressure, with 255 sales recorded in January, down 16.7 per cent from 2025, which saw 306 sales that January. Sales were, however, up 40 per cent from December, when only 182 new homes were sold.
“Ongoing economic concerns, classic winter weather, and continued market uncertainty are contributing to a cautious and fragile market environment,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “Sustained recovery will require restoring buyer confidence by governments delivering clarity on the policy and cost factors that directly shape housing supply and affordability.”
Ottawa’s new home market continued its weak performance into January, recording 255 sales, although this is up 40.1 per cent from December.
January’s new home sales totaled 255 this year, well below January 2025’s total of 306.
Kicking off 2026, year-to-date sales are down 16.7 per cent compared to last year’s total of 306.
WHERE IN OTTAWA DID HOMES SELL IN JANUARY?
In January, new home sales continued to be led by the south end, which accounted for 41 per cent of all activity. The west end followed at 37 per cent, with the east end representing 19 per cent of sales. Central Ottawa saw the least action in January, contributing only 3 per cent of new-home activity.
WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN JANUARY?
In January, townhomes continued to account for the largest share of new home sales at 50 per cent. Single-family homes followed at 41 per cent, while condo apartments dipped to 2 per cent and condo townhomes represented the remaining 7 per cent of total activity.
