August new home sales climb 30 per cent year-over-year as market momentum builds

OTTAWA, ON — Ottawa’s new home sales market reached a five-year high in August, with 299 new homes sold- a 30 per cent increase over the same month in 2024 and nearly 10 per cent higher than 2021, marking the strongest August in five years.
“August’s results are an important milestone for Ottawa’s builders,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “This marks the best August we’ve seen in five years, showing clear demand and resilience in the market. While year-to-date sales are tracking alongside last year, the strength of August reinforces our optimism heading into the fall.”
August edged past July with 25 more homes sold, highlighting steady momentum in Ottawa’s new home market.
Compared to the previous four years, August 2025 has had the highest number of monthly sales.
Year-to-date sales stand steady at 2,365, which is 1.5 per cent higher than the same period last year.
WHERE IN OTTAWA DID HOMES SELL IN AUGUST?
August sales were led by Ottawa’s south end, which captured 44 per cent of all new home purchases. The west and east followed closely, each accounting for 31 per cent and 21 per cent respectively, while central Ottawa represented the remaining 4 per cent.
WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN AUGUST?
Townhomes continued to show steady demand in August, leading the market at 53 per cent of all new home sales. Single-family homes followed at 35 per cent, while condo townhomes accounted for 7 per cent and condo apartments made up the remaining 4 per cent.
