Ottawa New Home Sales Remain Resilient in July

August 24, 2026, OTTAWA, ON — New home sales in Ottawa remained resilient in July, with 420 homes sold, representing a 53.3 per cent increase from the 274 sales recorded in July 2025.  Sales were down 14.3 per cent from June, which saw 490 new home sales. Year-to-date sales now stand at 3,090, up 49.6 per cent from last year’s total of 2,066.

 

“Ottawa’s new home market held steady despite a continuing uncertain economic environment.” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “Strong year-over-year sales show that demand remains, even as the broader economic outlook has become more cautious. With affordability continuing to be a deciding factor for many buyers, reducing the taxes, fees and other costs built into the price of a new home will be critical to sustaining that demand.”

WHERE IN OTTAWA DID HOMES SELL IN JULY? 

 

The south end maintained the largest share of new home sales in July at 39 per cent, followed by the west at 35 per cent. The east accounted for 21 per cent of sales, while Central Ottawa represented 5 per cent of the market.

WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN JULY?

 

In July, townhomes strengthened their lead, accounting for 52 per cent of new home sales, while single detached homes represented 38 per cent. Condo townhomes made up eight per cent of sales, with condo apartments accounting for the remaining two per cent.
