New Home Sales Hold Steady with Tax Relief Expected to Drive Momentum

OTTAWA, ON — New home sales in Ottawa remained relatively steady in March, with 280 sales recorded, down 3.8 per cent from March 2025, when 291 homes were sold. Sales were up 0.7 per cent compared to February, which saw 278 new home sales. Year-to-date sales now stand at 813, down 5.2 per cent from last year’s total of 858.
“March activity was flat as buyers continued to wait on certainty around tax relief measures before entering the market,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “Encouragingly, at the end of March we’ve seen meaningful progress on the policy front, including the temporary expansion of the HST New Housing Rebate to all new home buyers. This tax relief is expected to bring sidelined buyers back into the market and will hopefully support a more active spring season.”
Ottawa’s new home market remained flat in March recording 280 sales, up only 0.7 per cent from February when 278 homes were sold.
New home sales dipped 3.8 per cent to 280 in March 2026, from 291 in March 2025.
Year-to-date sales are trailing last year by 533, down 5.2% compared to last year when sales were at 567.
WHERE IN OTTAWA DID HOMES SELL IN MARCH?
The south end continued to lead in March, accounting for 45 per cent of new home sales. The west followed at 33 per cent, with the east representing 20 per cent. Central Ottawa remained a small share of the market at 2 per cent.
WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN MARCH?
In March, townhomes saw a notable 10 per cent point increase, accounting for 64 per cent of new home sales. Single-detached homes declined to 31 per cent, while the remaining activity was split between condo townhomes and condo apartments.
