Ottawa New Home Sales Show Modest Gains in February

OTTAWA, ON —New home sales in Ottawa showed modest improvement, with 278 sales recorded in February, up 6.5 per cent from February 2025, when 261 homes were sold. Sales were also up 9 per cent from January, which saw 255 new home sales.
“While buyers remain cautious, February’s increase could be an early sign of stabilization for the Ottawa market,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “Year-to-date sales are down 6 per cent compared to last year, so market conditions are still adjusting. Hopefully, recent clarity on the federal tax rebate will drive more sales in the last week of March and into April.”
Ottawa’s new home market saw a slight uptick in February, recording 278 sales, up 9 per cent from January when 255 homes were sold.
Comparatively, new home sales showed modest improvement with 278 sales recorded in February 2026, up 6.5 per cent from February 2025, when 261 homes were sold.
Year-to-date sales are 533, down 6% compared to last year when sales were at 567.
WHERE IN OTTAWA DID HOMES SELL IN FEBRUARY?
In February, the south end remained the most active market, accounting for 46 per cent of all new home sales. The west end followed with 33 per cent, while the east end made up 19 per cent of activity. Central Ottawa continued to see limited activity, representing just 2 per cent of sales.
WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN FEBRUARY?
In February, townhomes accounted for the largest share of new home sales at 54 per cent. Single-family homes followed at 41 per cent, while condo apartments represented 2 per cent and condo townhomes made up the remaining 3 per cent of total activity.
