Confidence in New Home Market Depends on Policy Follow-Through

OTTAWA, ON —Ottawa’s new home sales market slowed considerably in December, with 182 sales recorded across the city. Activity declined 23.8 per cent compared to December 2024, when 239 homes were sold. Year-to-date sales now stand at 3,426, down 7.5 per cent from the 3,703 homes sold over the same period last year.
“Recent commitments to affordable housing are welcome, but they also highlight the scale of investment needed to get projects moving,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “Follow-through across the entire housing continuum is needed to restore market confidence, particularly clarity on promised sales tax relief, fee reductions, and other measures that directly affect the cost of building and buying new homes.”
Ottawa’s new home market showed an unsettling dip in December with only 182 sales.
December’s new home sales have pulled back to 182 this year, notably below last year’s total of 239.
Year-to-date sales are 3,426 down 7.5 per cent compared to last year’s total of 3,703.
WHERE IN OTTAWA DID HOMES SELL IN DECEMBER?
In December, new home sales continued to be led by the south end, which accounted for 38 per cent of all activity. The west end followed closely at 34 per cent, with the east end representing 24 per cent of sales. Central Ottawa saw modest movement in December, contributing 4 per cent of new-home activity.
WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN DECEMBER?
In December, townhomes continued to account for the largest share of new home sales at 50 per cent. Single-family homes followed at 40 per cent, while condo apartments and condo townhomes each represented 5 per cent of total activity.
