Uncertainty on Federal Tax Relief Continues to Weigh Heavily on Buyer Confidence

OTTAWA, ON — Ottawa’s new home sales market barely nudged forward in November, with 297 sales recorded across the city. Compared with November 2024, when 419 homes were sold, activity fell sharply by 29.1 per cent. Year-to-date sales now sit at 3,245, down 6.3 per cent from the 3,464 recorded at this time last year.
“In a market already shaped by caution, the absence of the promised GST rebate only deepens uncertainty,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “Our industry is ready to build, but clarity and follow-through from the Federal Government are essential to getting buyers off the sidelines.”
Ottawa’s new home market showed virtually no movement, with 296 sales in October and 297 in November.
November’s new home sales have moderated to 297 this year, well below last year’s total of 419.
Year-to-date sales are 3,245 - down 6.3% compared to last year’s total of 3,464.
WHERE IN OTTAWA DID HOMES SELL IN NOVEMBER?
In November, new home sales remained concentrated in the south end, which accounted for 40 per cent of all sales. The west end picked up pace at 35 per cent, followed by the east end at 23 per cent. Central Ottawa saw minimal movement, contributing just 1 per cent of new-home activity.
WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN NOVEMBER?
In November, townhomes once again gained a majority share of new home sales at 53 per cent. Single family homes followed with a solid 40 per cent, while condo apartments and condo towns accounted for the remaining 7%.
