Waiting Game Continues: Ottawa New-Home Sales Hold Steady in October

OTTAWA, ON — Ottawa’s new home sales market edged sideways in October, with 288 sales recorded across the city, 1 more than last month’s figure of 287. But it represents a 25.2 per cent drop from October 2024’s total of 385.
“Caution remains the dominant theme in the new-home market,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “Until there’s clarity on the timing of the GST rebate, many first-time buyers are opting to wait.”
Ottawa’s new home market stayed flat in October with 288 sales recorded which is essentially flat with September’s 287.
After several years of notable ups and downs, October’s new home sales have moderated to 288 this year.
Year-to-date sales sit at 2,940 which is about 3.4 per cent below the 3,045 recorded at this point last year.
WHERE IN OTTAWA DID HOMES SELL IN OCTOBER?
In October, new construction continued to be concentrated in the south end, which accounted for 46 per cent of all sales. The west end followed once again at 25 per cent, with the east end close behind at 22 per cent. Central Ottawa remained the slowest part of the market, making up just 7 per cent of new-home activity.
WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN OCTOBER?
In October, the biggest story was the surge in single-family homes, which climbed to a 45 per cent share of new-home sales and came close to matching the mighty townhome at 48 per cent. This shift signals growing momentum in the single-family segment, even as townhomes continue to hold their long-standing lead.
