Ottawa New Home Sales Slip in September Amid Market Uncertainty

OTTAWA, ON — Ottawa’s new home sales market saw a slowdown in September after August’s surge, with 287 sales recorded across the city – a 13.6 per cent decline from September 2024 and down 4 per cent from the previous month’s total of 299.
“This slowdown reflects the uncertainty weighing on both builders and buyers,” said Jason Burggraaf, Executive Director of the Greater Ottawa Home Builders’ Association. “Between tariffs, the lack of GST rebate for first time home buyers, and general affordability pressures, there is a lot of hesitation in the market right now which makes it hard to gain momentum.”

September new home sales have fluctuated sharply over the past five years before easing to 287 this year.

Year-to-date sales sit at 2,652 - just 0.3 per cent lower than the 2,660 recorded at this time last year.
WHERE IN OTTAWA DID HOMES SELL IN SEPTEMBER?
In September, Ottawa’s new home sales were concentrated in the city’s South End, which accounted for 40 per cent of all sales. The West End followed with 25 per cent, the East End captured 23 per cent, and the Central area represented the remaining 11 per cent of sales, reflecting continued demand in suburban growth areas.

WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN SEPTEMBER?
In September, townhomes led Ottawa’s new home market, making up 55 per cent of all sales. Single detached homes followed at 31 per cent, while condo towns accounted for 10 per cent and condo apartments represented the remaining 4 per cent. This continued trend highlights the sustained strength of the family-oriented townhouse.
