April sales dip sharply, signalling a slower spring for Ottawa’s new home market

OTTAWA, ON — Ottawa’s new home sales dropped in April to 245 units, a decline of nearly 21 per cent compared to last year when 309 homes were sold. This also marks a 15.8 per cent dip from last month. Year-to-date sales are now behind by almost 5 per cent after a strong start to the year.
“A cooling of the market is not surprising,” said Jason Burggraaf, executive director of the Greater Ottawa Home Builders’ Association. “In recent elections, both the Prime Minister and Ontario Premier promised new measures to bring down the cost of housing, so we expected homebuyers to take a wait-and-see approach this spring.”

After a small uptick in March, new homes sales dropped in April by 46 units.

For a second year in a row, April saw fewer year-over-year sales, which are down 64 units from 2024 and nearly 100 from 2023.

For the first time in 2025, year-to-date sales are lagging behind 2024, marked by a decrease of 57 units.
WHERE IN OTTAWA DID HOMES SELL IN APRIL?
South Ottawa’s market share remains unchanged, once again accounting for 42 per cent of the month’s sales. The west end saw 29 per cent of April sales, with the east again capturing 24 per cent. In another month of growth, Central Ottawa attracted 5 per cent of all new home sales.
“Year-over-year, demand in the east end grew by 16 per cent, which tells us that affordability and availability are still key drivers for buyers,” said Burggraaf.

WHAT TYPES OF HOMES WERE SOLD IN OTTAWA IN APRIL?
Townhomes dominated the market with 55 per cent of all new home sales. Single homes followed at 29 per cent, a 5 per cent boost from March. Condo towns represented 13 per cent of sales, while condo apartments made up just 2 per cent.
