The Tarion Warranty Program provide security and peace of mind for new home owners who buy from builders registered with the provincial program. This program offer warranties against major structural failures for seven years, and guarantees against defects in workmanship and materials for at least one year, with some components of the house fully covered for two years. It also safeguard deposits made by new home purchasers.

Established by the provincial home builders' association in Ontario, the warranty program is funded through fees for builders' registration and for each housing unit registered under the program. In Ontario, it is legally mandatory that anyone building or selling a new home be registered with the ONHWP, and that each new home or condominium unit be enroled with the Tarion Warranty Program.

Before signing a purchase agreement with your prospective builder, make sure the builder is registered with Tarion Warranty Program. Ask the builder for his or her registration number, then call the ONHWP to ensure this company is currently registered. The Tarion Warranty Program will also advise you of the rating of the builder you may be considering. Builders are rated on their after sales service with either an excellent, average or below average rating. Once you have decided on a builder, he or she will see that your new home is enroled in the warranty program. As an added measure of protection, it is wise to call Tarion Warranty Program once the construction of your home has begun to ensure the home has been enroled. The Tarion Warranty Program should be able to give you an enrolment number.

Upon completion of your new home, the builder will accompany you on a walk-through of the house and ask you to sign a Certificate of Completion and Possession. Before you sign it, check the home for defects like broken windows or tiles, chipped fixtures or other things needing repair. Write them on the Certificate, to establish they existed before you took possession. (Signing the Certificate does not sign away your right to have the builder fix any other defects covered by the warranty.) A Warranty Certificate will then be issued to you by the builder. Your builder will also pass on to you any warranties by manufacturers, suppliers and subcontractors for products or services that went into the construction of your home.

Your builder will provide you with valuable information on the maintenance and upkeep of your new home. It is important to understand how your home works, the effect that heat, cold and humidity can have, and the steps you can take to keep your home in peak operating condition and avoid problems.

Before making the purchase of your new home, it is important to obtain detailed information about the Tarion Warranty Program and your responsibilities and obligations under the warranty. Ask your builder or contact the Tarion Warranty Program for a copy of their information booklet titled "What Every New Home Buyer Should Know". This booklet offers detailed information on every aspect of your warranty, and it provides tips to ensure your home buying process goes smoothly. Do not buy until you have read this booklet.

Also, ask your builder for written information on the steps to follow should problems with your new home arise at a later date. The majority of problems will be corrected routinely and quickly by the builder; in some cases you may need to contact the Tarion Warranty Program directly. To ensure an amicable relationship between homebuyers and their builder, the warranty program provides a third-party process for dispute resolution.
