In this article we intent to dispel some long standing myths you might have about new homes. We, in the new homebuilding business, often hear the refrain "they don't build them like they used to".

It's true... they build them better!

The refrain reflects a widely held notion that assumes today's workers are less committed to quality. This is simply not the case -- today's workers are just as committed to quality and they have the advantage of being better trained.

A new home is one of the smartest purchases you can ever make. If you're like most people, you spend the majority of your leisure time at home -- raising a family, working in a garden or entertaining friends.

But beyond the basic pleasure of security that a home provides, it can also enhance the quality of your life immeasurably. New homes typically increase in value, often provide tax advantages and -- most important -- are designed to offer you comfort and convenience.

And today's new homes are more comfortable and convenient than ever before. Today's home builders use smart design and the latest amenities to provide homes with maximum style and convenience.

SEVEN REASONS TO BUY NEW:

1) New construction is better built...

The newest building code amendments focus on accessibility, energy conservation and environmental regulation. New homes are being built with modern building materials -- materials that seem to improve year by year -- and they use current construction techniques.

2) Character incorporated into design...

New homes have "modern" floor plans and amenities which are often not found in older homes (e.g.: powder room, ample closet space, mud room, main floor laundry rooms, home/office etc.). Buyers can select the fixtures and finishes they want -- from carpets to paint, kitchen cupboards and layout.

3) Low maintenance...

Because everything in the house is new, most new homes will not need any significant maintenance for more than 15 years due to low-maintenance materials such as vinyl clad windows, aluminum soffits, brick construction, etc.

4) Energy efficiency...

Today's new homes are far more energy efficient than in the past. Energy efficiency furnaces are standard, insulation levels were substantially increased in 1990, and full-height basement insulation was introduced in 1993 in conjunction with foundation leak-proofing measures which will ensure warm, dry conditions below grade. The minimum ceiling height in basements was also raised in 1993, a decided advantage when finishing a den, home office, recreation room or nanny suite. Double-glazed windows, tighter construction, and more energy efficient mechanical systems and appliances are just a few of the features that will save you money in heating and cooling bills.

5) Comprehensive Warranty...

All builders of new homes in Ontario are licensed by the ONHWP, an independent agency. Every new home comes with a comprehensive warranty including:

  • deposit protection up to $20,000
  • one year coverage on workmanship and materials
  • two year "Power-Train"protection (electrical, plumbing, heating)
  • seven year Major Structural Defect protection

6) Fire Safety...

All new homes built today require hard-wired smoke detectors, i.e., wired into the homes electrical system. This means you never have to worry about installing smoke detectors or checking batteries -- the safety of you and your family is being constantly protected.

7) Lifestyles....

Builders strive to achieve a "community feeling" through careful attention to details throughout the entire project. Whenever possible, homes are built to blend in with the existing landscape for a natural, attractive environment.
